About the property
Villa Las Almendras is situated on a small residential development in an elevated position with truly wonderful views across the orange and lemon groves, framed by mountains, to the Mediterranean beyond.
The upper floor of the house is open-plan with living and dining area, separate kitchen and door outside to a covered terrace. The bedrooms, bathroom and utility room are on the lower floor and a door leads from here to a further elevated terrace. Steps from here lead down to the pool and pool terrace. Although the house is elevated on a hillside, all the outside areas of the villa are safe for young children. There is an enclosed lower terrace with a gate and the pool terrace is also balconied and enclosed so you can relax and enjoy your stay.
Las Almendras is situated just 100 metres from Los Olivos (see separate listing) and together the accommodation of these two villas provides 4 bedrooms and 2 private pools sleeping 8 persons.
Both villas are air-conditioned.
Bedroom 1 with king bed, fitted wardrobes, private balconette overlooking the pool and air-conditioning. Bedroom 2 with twin beds, fitted wardrobes.
Shower room on the lower floor (bedrooms level) with WC and bidet. Separate WC on the upper floor (living area). Further shower room with WC in an annexe next to the pool terrace.
Kitchen is well-equipped with cooker, hob, fridge/freezer, microwave, coffee maker. Washing machine, iron and ironing board in separate lower floor utility room.
Open-plan lounge and dining room with comfortable sofas and chairs and satellite TV, DVD player, air-conditioning. Dining area and kitchen through archways off. A door opens from the dining area to a covered terrace - a wonderful place to sit and take in the fabulous views.
The swimming pool is 8 x 4 metres with roman steps, underwater lighting. The pool terrace has a very useful adjacent shower room and WC. Steps lead up to lower terrace which is enclosed by a gate/railings making it child safe. There is a BBQ, sunloungers, large parasol and a garden table and chairs.
The property has a security alarm for your peace of mind.

Prices include a full clean of the property prior to your arrival with linen and towels. For 2 week stays, we include a linen and towel change after 1 week.
A security damages deposit of £150 is required in addition to the property rental which is refunded to you within 10 working days of your departure, once the villa has been cleaned/changed over.
A 25% deposit is required to secure your booking and the balance of rental plus security damages deposit is payable within 8 weeks of your arrival.
The villa's housekeeper will meet you on arrival and show you around the property.

About Denia, Costa Blanca
The historic town of Denia offers a somewhat quieter holiday than some of the nearby resorts. There are many beautiful buildings to be seen including the castle that sits high above the town itself and the old quarter near the fishing port.
The town has a couple of beaches, so whether you fancy snorkelling off the rocks, or lazing in the sun, the choice is there. For the more active, ferry trips to the Balearics are available and of course you can always hire a car and discover the wonderful coastline.
Owner's Tips...
There is a small supermarket, bar, recommended restaurant, La Moleta, and a bank with ATM in Adsubia village, 3 minutes by car or a stroll down the hill.
The village of Adsubia has a small supermarket, bar and good restaurant and is a few minutes' drive away or a walk down the hill ... the larger town of Pego is 10 minutes drive and Oliva, Denia and a choice of superb beaches are approximately 20 minutes drive.
La Moleta has a smart dining area for a la carte dinners and a bar and outside seating area where you can sit and watch the village activities unfold. They serve a Menu del Dia 3 course meal with wine for around 8 euros.
Larger shops, supermarkets, bars, excellent general shopping and eating choices in Pego town, 8 minutes by car. The Jalon Valley is a 15 minute drive over the mountains from Pego.
