About the property
Las Cumbres is a detached villa with private pool situated on a unique country development in a National Park location with spectacular and far-reaching views over the mountains and across to the coast at Gandia. The area is stunning and deservedly designated an area of outstanding natural beauty - quiet without being isolated. The nearest small town, Moixent, is 10 minutes’ drive down the mountainside where there is an excellent choice of shops, bars and restaurants and a weekly local produce and clothing market in the square.
Villa Las Cumbres is a spacious detached villa with 4 bedrooms, 2 bathrooms, and lots of living space. There are 2 sitting rooms, doors leading off from one to a large balcony with fabulous views over the mountains towards the coast. The kitchen is very well-equipped and the dining room even has a cocktail bar. There is a double bedroom and twin bedroom on the upper floor, with one of the bathrooms adjacent, and a further double bedroom and twin bedroom on the lower floor, with second shower room adjacent. The property lends itself perfectly for rental by two families wishing to holiday together. The property is the primary home of the owners and it is only rented out in the summer months when the owners are away travelling. It is spacious, very well equipped and furnished with all home comforts for your entertainment. There are lots of places to sit and read, relax, take in the views - both inside and outside.
Bedroom 1 with double bed on upper floor of villa. Bedroom 2 with twin beds and ceiling fan, adjacent to bedroom 1 on upper floor. Bedroom 3 with double bed on lower floor. Bedroom 4 with twin beds on lower floor.
Lower floor kitchen adjacent to bedrooms 3 and 4 with access to the gardens. Upper floor bathroom with 3/4 bath and shower, wc. Lower floor shower room with wc.
The main villa kitchen is on the upper floor and is fully equipped with cooker, hob, dishwasher, separate large fridge and freezer units, microwave oven.
Front sitting room with sofa, chairs, TV/DVD/video, air-conditioning. Second large lounge/dining room and cocktail bar with panoramic views over the mountains from large balcony - comfortable cane furniture, dining table and chairs, second TV/video.
The second kitchen with gas cooker and sink is on the lower floor with access to the outside paella house and pool terrace.
There is a large balcony stretching across the rear upper floor of the villa where on a clear day you can see across the mountains to the sea
Access to the pool terrace is via steps from the front entrance of villa or from the lower floor bedroom level. The 8 x 4 metre pool has roman steps and there are plenty of sunloungers, parasols, dining furniture. The covered paella house accommodates a large BBQ with surround seating area.

All prices are quoted in Pounds Sterling (£) and are based on 8 people sharing.

Bookings of 2 weeks or more attract a discount of 10%.
A full property clean and linen and towels are included in the rental. A linen and towel change is provided for bookings of 2 weeks and more.
A security damages deposit of £150 is required in addition to the property rental which is refunded to you within 10 working days of your departure, once the villa has been cleaned/changed over.
A 25% deposit is required to secure your booking and the balance of rental plus security damages deposit is payable within 8 weeks of your arrival.
We can accept payments by credit card.
Owner's Tips...
The interior motorway between Valencia and Alicante is 10 minutes’ drive from the villa making it an ideal spot for exploration. Valencia city is easily accessible by car (45 minutes) or by train from Moixent, the local town, and the Mediterranean beaches are a one-hour drive.
The medieval city of Xativa is 25 minutes drive from Las Cumbres and we highly recommend you visit here - amble around the old quarter, cobbled streets, cathedral and castle, shop in the elegant boutiques or sit in one of the tapas bars on the lime tree lined "avenida" and watch the world go by.
